Choosing an Area in Hua Hin, Town, Khao Takiab, Khao Tao, West, Cha-am and Pranburi Compared

Compare the six main areas of greater Hua Hin, who each one suits, the lifestyle and type of property you will find, and the trade-offs to weigh before you rent or buy.

Greater Hua Hin stretches along a long strip of the Gulf coast, from Cha-am in the north to Pranburi in the south, with hills, golf courses and villa estates inland. Each part has its own rhythm. The right choice depends on how you want to spend a normal Tuesday, not just a holiday weekend.

This guide compares the six areas we use on the site. For each one you can jump to its projects or search the listings.

Questions to ask yourself first

  • Do you want to walk to restaurants and the beach, or are you happy to drive everywhere?
  • How often will you need a hospital, an international school or Bangkok?
  • Do you prefer a condo with shared facilities and security, or a house with a garden and private pool?
  • How much do weekend crowds, traffic and nightlife noise bother you?
  • Are you buying as a foreigner? Condos can be owned freehold within the foreign quota, while houses usually involve a land lease. Our buying guide explains why.

Hua Hin town centre

Hua Hin town centre projects · Search town centre listings

Who it suits: people who want to live without a car, first-time arrivals, retirees who value being close to services, and anyone who likes some evening life.

Lifestyle: the town centre has the night markets, the main beach, the historic railway station, shopping malls, hospitals and a wide choice of restaurants. Much of daily life is within a short walk or ride.

Property: mainly condominiums of all ages, from older low-rise buildings to newer towers, plus townhouses and shophouses in the side streets. Houses with land are rare in the centre.

Trade-offs: more traffic and noise, especially on holiday weekends, and less space for the money. Beachfront units command a premium.

Khao Takiab

Khao Takiab projects · Search Khao Takiab listings

Who it suits: people who want a beach lifestyle a little away from the centre but still close to it, including couples, retirees and remote workers.

Lifestyle: Khao Takiab is named after the headland south of town, with its hilltop temple and resident monkeys. The beach is a long, popular stretch with seafood restaurants and cafes, and the mood is calmer than the centre.

Property: many condominiums, from mid-rise to larger beachfront developments, plus some houses and pool villas on the inland side of the main road.

Trade-offs: some roads get busy at weekends, and beachfront units cost more. Check how far a building really is from the sand and whether you need to cross Phetkasem Road.

Khao Tao and Sai Noi

Khao Tao and Sai Noi projects · Search Khao Tao listings

Who it suits: people who want peace and a village feel, beach walkers, and those who do not mind driving into town.

Lifestyle: further south, Khao Tao is a small fishing community with a reservoir and hills behind it. Sai Noi is a small, quieter beach set between rocks. The pace is slow and evenings are quiet.

Property: low-rise condos, private houses and pool villas. Developments tend to be smaller and more spread out.

Trade-offs: fewer shops and restaurants within walking distance, and a longer trip to hospitals and schools. A car or motorbike is close to essential.

Hua Hin west and golf

Hua Hin west projects · Search Hua Hin west listings

This area covers the land west of the railway and Phetkasem Road, including Hin Lek Fai, the hills, pool villa estates and the golf courses.

Who it suits: families who want space, golfers, people who work from home, and buyers looking for a house with a garden and private pool.

Lifestyle: quieter and greener, with views towards the hills on clear days. Several of the area's golf courses are on this side of town. Daily life is car-based, with supermarkets and international schools reachable by road.

Property: pool villas, detached houses in gated estates, and some low-rise condos. Houses often offer more indoor and outdoor space for the price than beachfront condos.

Trade-offs: you will drive to the beach and to town. Foreign buyers of houses usually rely on a land lease, so take legal advice. Check the estate's management, water supply and common fees.

Cha-am

Cha-am projects · Search Cha-am listings

Who it suits: buyers and renters looking for beachfront value, Thai families with weekend homes, and people who like a quiet weekday.

Lifestyle: Cha-am lies north of Hua Hin, across the provincial line in Phetchaburi. It has a long beach road with a Thai seaside feel, busy at weekends and on holidays and much quieter during the week.

Property: many beachfront and near-beach condominiums, plus houses and villas inland.

Trade-offs: a longer drive to Hua Hin's hospitals, schools and malls. Some buildings rely heavily on weekend and holiday demand, which affects how lively they feel and how easy they are to rent out.

Pranburi and Pak Nam Pran

Pranburi projects · Search Pranburi listings

Who it suits: people who want a quiet beach, nature lovers, and owners of holiday homes who value privacy.

Lifestyle: south of Hua Hin, Pak Nam Pran is a fishing town at the mouth of the Pran river, with wide, quiet beaches nearby. Sam Roi Yot National Park is within reach for hikes and wildlife.

Property: pool villas, beach houses, boutique low-rise condos and land.

Trade-offs: fewer services and a longer trip to the main hospitals and international schools. Rental demand is more seasonal than in town.
